Project Updates

January 13, 2011
The concrete deck is coming soon! We're excited for this major milestone as it will certainly give shape to the future deck and surrounding areas. Come and take a look at the progress.

January 3, 2011
The month of December was very busy. The construction team constructed both pool deck buildings and are currently working on the roofs. We've poured the major retaining walls and will be working on the smaller ones next (that will house the planters). You can now see the decking take shape around the pool, and you can make out the outlines of some of the different areas (grass, BBQ patio, etc.). The baby pool coping has been set and the big pool is in the works. The tile work is nearly complete in the big pool. The parking lot has been paved on top of new water lines.


December 8, 2011
It looks like we'll be pouring the concrete for the retaining walls tomorrow or Monday. There are over 60 linear feet of retaining walls, ranging from 2 feet to 6 feet along the south ans east edges of the pool deck. Building these walls has allowed us to create a larger deck space.


December 1, 2011
The team has begun construction on the new pool equipment building. It is much larger than our last pool equipment building, which will help circulation and make servicing easier. The east half of the building will house two changing rooms, as well as a unisex bathroom. Outdoor showers complete the center.


October 31, 2011
Gunite day! Today we began the very important step of applying gunite to the pools. The gunite process is coming just in time to beat the fall rains, making us relieved that we started this project early. The gunite will be loud, but will only last about a week. Look forward to seeing your new pool take shape this week.


October 25, 2011
We have poured the foundations of the pool equipment room and the aquatics building. The pool is now awaiting concrete; a milestone to which we are eagerly anticipating.

October 21, 2011
The tennis courts have received their first coat of paint; the beautiful blue and green is getting RRC staff and players ready for opening day!

September 23, 2011
The team is busy working on digging out the pool shell and preparing to lay plumbing, while finalizing the work on laying gas and electrical lines. We can The tennis court fences are neing installed and we're halfway through the resurfacing of courts 1-4. Busy time at the Club!

September 8, 2011
The giant excavator has left the Club, which means the heavy demolition is complete. The team is still working on clearing the site, but the concrete work is done. They've now focused their efforts on digging a joint trench that will house our new gas line and electrical services for the pool area. Additionally, some piers have been drilled, which support the out buildings and pool structure.

September 6, 2011
The tennis court project is underway. Work on courts 1-4 begins today with removing the tennis fence "fabric". By the end of the week, the Vintage team will have replaced about 15 fence poles and will begin to prep the court surface for the slipsheet layer.

The tennis court resurfacing project will begin on Tuesday, September 6. The resurfacing of court 1-4 will take 8 weeks. Court 5-9 will be resurfaced next summer. Please stay tuned for more details.

The Board has developed, with a recommendation from the Aquatics Committee, a partial reimbursement program to assist RRC members who wish to swim during construction. Please click here to read about the program and apply for the reimbursements.

This week we mailed a letter to all of our members with information on the project start date and project financing. In brief, the letter communicates a construction start date of August 22 and reviews members' monthly debt assessment requirements. More info will follow on the tennis court schedule and the partial reimbursement program for swimmers. Please review the letter carefully and contact us if you have any questions or concerns. We also want to announce that we have secured a loan with Bank of Marin and look forward to working with them for our all our banking needs.

We are pleased to announce that we have selected McDevitt and McDevitt Construction Corporation of Petaluma as the general contractor for the pool renovation project. McDevitt was chosen over five other construction companies who submitted bids. They bring 35 years of construction experience to our project. We are extremely impressed with McDevitt's knowledge and professionalism and excited to have them get started. The Board will work with McDevitt and McDevitt, Whiteside Management (our project manager) and Donald Blayney & Associates (our landscape architect) throughout the Summer. Construction is scheduled to start between mid-August and mid-September and we will update you once the start date becomes firm.

Now that the assessments have been collected, we will begin the loan application process. We look forward to narrowing down our list of lending partners after a preliminary qualification round.

February 17, 2011
We've put our project out to bid! In the next few weeks, you'll see contractors (and sub-contractors) walking around the Club working on their bid. Bids are due mid-March, at which point we will begin the selecion process. We are thrilled to have so many qualified teams vying for our project and eagerly anticipate the conclusion of this portion of the project.

We are thrilled to announce that our Environmental and Design Review Permit application has been approved by the City of San Rafael.

September 27, 2010
Timeline Update: Ariel and the Board are actively working on various aspects of the project with the end goal of breaking ground in September, 2011.

Currently, our Landscape Architect is developing the bid documents, with the goal of going to bid in January. As soon as our assessments are in (February), we will begin our loan application process. We will put together our construction team in January and begin submitting plans to the City of San Rafael and the County Health Department at that time. We expect this timeline to shift slightly as we move through the process, but will continue to keep September, 2011 as our start date for the pool area and tennis court projects.

Assessments
Assessments became due and payable on September 1, 2010 for all active members. Members choosing to pay the assessment over six months will now see a $175 charge on their bill through the January 25 statement. Members choosing to pay the assessment over three months will see their next installments on the October 25 and December 25 statements.
Appraisal & Design
The project is moving forward at a steady pace, with progress in the design and documentation and in the financial appraisal. The Board is actively engaged in developing a strongly qualified construction management team to lead the project in a cost- and time- efficient manner.

July 14, 2010
Letters were mailed to members' homes describing the terms of paying the $1050 assessment. Members are being given three options to pay the assessment: a one-time payment of $1050, three payments of $350 (default if we do not hear from you), and six payments of $175 (requires enrollment in EFT). Please reply to the office by July 31, 2010. The assessment schedule will begin September 1, 2010.

June 2, 2010
The Board of Directors determined a construction start date of September 1, 2011.

May 16, 2010
The Board of Directors voted unanimously (5-0) to move forward with the renovation project.
